The Home Buying Process

Buying a home can be complicated, but we do our best to make it easy

 

Here are the basic steps in buying a home through OEHB:


Initial Consultation

  • Call your OEHB coordinator

  • Determine your needs and priorities

  • Assign a Prudential Real Estate professional

  • Meet with agent to discuss needs

  • Discuss financing options


Obtaining Financing

  • Consultation with loan officer

  • Pre-qualification

  • Complete loan application

  • Obtain loan pre-approval

  • Provide requested documentation


Finding the Right Home

  • Agent shows you homes based on your criteria

  • Evaluate each property with agent

  • Review preliminary title report

  • Choose the right home


Preparing an Offer

  • Review comparable sales to determine offer price

  • Decide on other terms (inspections, possession date, personal property, etc.)

  • Prepare earnest money deposit

  • Write offer


Reaching an Agreement with Seller

  • Agent presents your offer

  • Negotiation of terms and possible counteroffers

  • Sign agreed upon sales contract with seller


Completing the Settlement Process

  • Deposit of earnest money

  • Review seller’s property disclosures

  • Inspections (Pest & dry rot, whole home, etc.)

  • Remove any remaining contingencies

  • Arrange for homeowners insurance

  • Arrange for home warranty

  • Arrange for movers

  • Final walk-through of property with agent

  • Provide balance of down payment and closing costs

  • Sign documents

  • Loan funding

  • Recording of title

  • Receive keys from agent

  • Congratulations!  You're a homeowner!
